These villages and the surrounding cliff area have spectacular
views of the caldera basin. Fira is the business center of the
island so you can find many services here, plus restaurants
banks and transportation like buses and taxis. Firostefani is a
short hike up from Fira and is quaint and cute. Imerovigli, is
the highest point on the rim with spectacular views. Cliff land
and dwellings in these areas have high objective values.
Sometimes you can even find property within town zoning with
high building ratio AND cliff view. The back end of these
towns, looking east, can still command high prices due to
their central location and potential commercial value. Shops
in some of these town can reach up to 12000 euros per m2 or
more.

There is not much to say about Oia except that it is probably
the area with the highest demand on the island. A cliff home
in Oia can easily reach 10000 euros per m2 or more and they
have some of the highest objective values in all of Greece.
The demand for Oia is easy to understand since it is a
gorgeous village with faboulous views and a certain mystique
about it. The municipality of Oia also tries hard to maintain its
traditional style. In the north and east of the region lie areas
which do not have cliff views but are charming and close to
the Oia. People who want space for a pool and a large piece
of land should look into these areas, especially if they want to
be close to Oia. Check building restrictions before you buy.

Northern Santorini
Oia, Columbo, Finikia, Baxedes
Community Amenities
These villages are cute. Most popular lately are Pirgos and
Megalochori. You can still find some bargains in Vourvoulos
and Vothonas, and Karterados, but even these are starting to
vanish. There are new homes available in Karterados and
some interesting commercial plots for developers.
Karterados is handy due to proximity to Fira. Pirgos boasts
nice views central location (mid point between fira and the
beaches, the port and the airport) plus some nice views.
Many of these villages also have a few interesting
fixer-uppers still available. Building plots are very hard to find
here and prices for many plots even might range from 25-40
euros per m2 or more, depending on the view.

Mainland Villages
Karterados, Megalochori, Vourvolos, Pirgos, Messaria

It is hard to find property directly in the beach towns of
Perissa and Kamari, but there is still some left on the
outskirts of these towns as well as in the other towns like
Monolithos and Gialos. In Monolithos there are apartment and
housing developments available. Prices are around 3200
euros per m2 and up for these dwellings. You can still find
some cheap land on the north- easterly coastal region of
Gialos, but some of this cheap land in not easily accessible
and this area has the least demand perhaps leading to less
return on your investment. This might change however, and
your purchase might end up being a steal!

The East Coast
Perissa, Perivolos Kamari, Monolithos, Exo Gialo,

Acrotiri is seeing a lot of growth lately - the caldera side
especially. There are housing developments going up and
plenty of homes to choose from in this region. The prices are
not as high as other cliff regions in many cases and might
hover around 4000-6000 euros per m2 of dwelling with cliff
view. You can find some fixer uppers in the main town and
some reasonably priced land without caldera view on the
southern cape.
